Don Esteban bought his quarter-hectare plot in Alcalde Díaz thirty years ago when this was countryside. The neighborhood is changing around him. New gated communities of small houses and apartments market to young families priced out of everywhere closer. They bring demand for better roads, more buses, cell towers. Don Esteban's neighbor sold his plot to a developer last year for ten times what he paid.

For expats, Alcalde Díaz is relevant only as context — understanding where Panama City's northern boundary is and what life looks like beyond the urban core. The rare expat who ends up here has usually married into a local family or is pursuing a specific rural-adjacent lifestyle at rock-bottom prices.
