San Martín

Jorge rents a two-bedroom in San Martín because it gives him El Cangrejo's location at sixty percent of the price. His walk to Via España takes eight minutes — from there he catches the metro to his office near Albrook. His wife works at a bank on Via España itself, so she just walks.

The neighborhood doesn't have a strong identity the way El Cangrejo or Bella Vista does. It's the connective tissue between more famous areas — residential blocks of mid-rise apartments, a few corner shops, restaurants that cater to office workers at lunch. The Super 99 on Via España handles their weekly grocery run. For anything more interesting, they walk into El Cangrejo for Lebanese food or head to Multiplaza.

Jorge chose San Martín precisely because it's unremarkable. No construction noise from new towers (the area is mostly built out), no weekend tourist crowds, no premium pricing for a neighborhood name. Their landlord lives upstairs and fixes things the same day. The building has hot water, a washing machine hookup, and reliable internet — the basics that actually matter more than a rooftop pool.

For expats, San Martín is the budget play for central living. You sacrifice the walkable restaurant scene of El Cangrejo and the views of Bella Vista, but you gain a central address with metro access at rents that leave money for actually enjoying Panama.
